Here are a few things you’ll need to know to get started.

Rental Policies of Kaylor Realty, LLC:
We are an Equal Housing Opportunity Company and rent regardless of Sex, Race, Religion, National Origin or Familial Status.
1) Maximum of two people per bedroom in any rental unit.
a. Two people in a one bedroom unit.
b. Four people in a two bedroom unit.
c. Six people in a three bedroom unit.
2) Applicants must be at least eighteen years of age.
3) Applicants must pass credit, criminal and other background checks.
4) Applicants must furnish excellent rental and credit references (Typically Kaylor Realty does not rent to tenants with eviction, multiple slow payments, excessive cleanup or damages on past or present rental, or unpaid bad credit with the exception of unpaid medical bills).
5) Applicant’s debit ratio and income will be considered to determine the approval of applicant for the unit.
6) If applicant has never rented and never established ANY credit, a double deposit will be charged upon agreement by the applicant and the owner.
7) The normal deposit amount is the same as the amount of the rent and MUST be paid, with the rent, within 5 business days of receipt of the application.
8) Applicants must be able to show proof of permanent employment/other qualifying income, or have written proof of availability of funds equal to twelve (12) months rent.
9) Pets, when permitted, must be a minimum of one year of age and a maximum of 15 lbs. A pet deposit of $250.00 per pet is required. Pets are not permitted in upstairs units.  Applicant must also provide pet’s up-to-date health/vaccination records from veterinarian. (A $150.00 fine will be charged for unapproved pets that are found in the unit)
10) Kaylor Realty has a six month and one year lease option on APARTMENTS ONLY. A six month lease will increase the deposit and monthly rent by $20.00. ALL HOUSES ARE ONE YEAR LEASES ONLY.
11) Kaylor Realty will not rent to anyone breaking  a lease, without confirming all obligations have been met and current rental person/company has agreed to release tenant from the lease.
12) Kaylor Realty will require criminal background checks on ALL permitted occupants 18 years of age and older. Persons who do not pass the criminal background check cannot be a permitted occupant.  (A $200.00 fine will be charged for unauthorized occupants that are found to be living in a unit)

To view a property available for rent:
You must come to the office to pick up a key. We will make a copy of your driver’s license or photo ID and we hold a $40.00 CASH key deposit.  Keys MUST be returned within 2 hours of the time the keys are picked up, with the exception that keys released after 3:00 PM, MUST be returned to our office by 5:00 PM, the same day the key is released.  We do NOT release keys after 4:15 PM, as there would not be time to take a key, look at the unit and return to our office by 5:00 PM, the same day.  The key deposit is returned to you when you return the key to our office by the agreed upon time, on the same day the key is released. If the key is NOT returned by the agreed upon time, the key deposit will be forfeited and used to change the locks on the property.

Things to Bring When Applying for a Rental Unit:  ***As of 4/18/2023 Our Application Fees Will Increase to the Following 
1. Completed & Signed Application (Available in office)
2. Signed Authorization to Release Information (Available in office)
3. Valid Driver’s License or Govt. Issued Photo ID (for all occupants and/or co-signers)
4. Verification of Social Security Number
5. $50.00 for Credit, Criminal, Work & Rental Check Fee
6. 1/2 of the Security Deposit (Depends on the Unit Applying for)
If Applicable, Also Bring:
1. Criminal Background Application for Occupants 18 yrs & Older
2. $30.00 Criminal Check Fee for Each Occupants Application
3. Application for Co-Signer (If required)
4. $20.00 Co-signer Fee
5. Verification of Social Security Number for Occupant/Co-Signer
